Dallas: Around 300 apartments will be built on a 4.7 acre tract across the street from Farmers Market on Cesar Chavez Blvd. near Taylor Street And in North Richland Hills, Sandlin Homes will build 200 homes on a 58 acre tract on Iron Horse Blvd. and Liberty Way.

Dallas: March dollar volume for north Texas NTREIS was $1.7 billion, the highest March in history, reports First American. Year to date reports include:  Park Cities: 140 sales – up 6%, average price up 30%: Uptown: 247 sales – up 5%,  avg. price up 1%: North Dallas: 168 sales – up 2%, avg price up 18%: East Dallas: 461 sales – down 11%, avg. price up 22%.

Dallas: Median home prices in the Park Cities are up 30% over last year, according to NTREIS data. A mid-priced home in either Highland Park or University Park will cost $1.1 million. Average price per square foot is up 14$% to $352. In first quarter, 194 homes over $1 million have been sold in North Texas, up 33% from 2013.

Dallas: Construction will begin this month on Lincoln Knox, a $39 million 6 story residential tower with 165 units, to be built at 4501 Cole Avenue, just south of Knox Street. The tower will include a Trader Joe’s specialty store and other comparable retail. In Preston Center east, the 8235 Douglas office tower has been sold for around $37 million to Transwestern, who plan to remodel the 13 story, 162,000 square foot tower. Office vacancy in Preston Center is 8%. Transwestern is also planning to develop a multistory condominium project at the corner of Preston Road and Northwest Highway, replacing the town homes built in the 50’s by Hal Anderson.

Dallas: Dallas home prices are up another 9.9% in the latest S&P Case Shiller index. November being the 21st consecutive month for higher home prices. DFW prices are up 20% from the recession in 2009 and 5% highest than the peak in mid 2007.

Dallas: DFW home sales in 2013 were up almost 20% from 2012, with prices up more than 10%. Biggest increases were in Oak Lawn, Oak Cliff, North Dallas, Mesquite and Irving. Examples: Area 11 (North Dallas/Preston Hollow) 872 sales +23%, median price +12% ($214/sf); Area 12 (East Dallas) 2,544 sales +15%, median price +14% ($149/sf); Area 17 (Oak Lawn) 97 sales -1%, median price +8% ($332/sf). Dallas: North Texas preowned home sales rose 17% in 2013, the highest level ever, with median sales prices up 10% from 2012, according to NTREIS data. DFW home sales over $1 million rose 22%, 55% in Austin and 46% in Houston. Luxury home sales comprise about 1% of total residential sales.

Dallas: MLS data show 9,291 pre-owned homes sold in August in north Texas, one of the highest monthly totals since the recession and 16% ahead of a year ago. For the first eight months, total pre-woned sales in north Texas are up 20% with the number of houses coming on the market up 12%.
